6 Stages

Each 'Search and Negotiation' is unique and can start at any stage of your journey. Once onboard, we will live and breathe your search, until the day you move in.

Most will include elements of the following:

1 – Understanding your requirements 

Finding the perfect home is a very personal thing. Our emphasis is therefore on you and your family - finding out your 'must haves', schooling and travel needs to clearly frame your search brief. This will separate a good property from your perfect one.

To do this, we would arrange a 'no obligation' meeting, ideally face to face, wherever is convenient. We’d discuss your plans, property requirements and budget, our preliminary advice and the service we will provide if you were to instruct us as your search agent.

2 – Search and previews

An essential part of our service is previewing potentially suitable properties on your behalf - saving your time, expense and disappointment.

Once you've signed up - we would work closely with our network of contacts - who appreciate we are acting for committed buyers. We often hear of properties yet to be launched on the open market, properties being discretely offered 'below the radar' or those that may be coming back on the market.

Also - we can often spot the development potential of properties hiding in plain sight. We scrutinise every property from an objective perspective, short listing only the best ones for you to see.

3 – Property viewings

The detailed search process will generate a shortlist of properties which we would view together, at your convenience. We will only show you those that match your brief - thus saving you considerable time and wasted visits.

Alternatively - we are ready to respond at short notice on your behalf if the right property is about to launch onto the market.

4 - Negotiation

When we've found you 'the one', we aim, on your behalf, to secure the property, before other potential buyers.

With your consent at each step, we aim to negotiate the best possible terms - which takes experience and knowledge. We use our experience of the bidding process, knowledge of the local market, the recent relevant comparables, an understanding of how selling agents work and the knowledge of a sellers situation. This insight is invaluable for effective negotiation and should give us the best chance of success.

Our fees are dependent upon our success in negotiating the best terms, on your behalf.

5 – Overseeing the legal process through to completion

Often the most intricate part of the buying process, overseeing the legal conveyancing process can overwhelm many buyers. We will liaise with all parties involved, be it estate agents, surveyors and solicitors to ensure that the buying process moves as efficiently as possible. We can introduce mortgage brokers and planning consultants.

6 - Moving in

Once you've bought your dream house, we have a listed of established relationships we are happy to share. From cleaners, removal men, surveyors, structural engineers, architects, builders, landscape gardeners to home stylists, curtain makers, nannies and more who are available to help you settle into your own perfect home.
